Realtors will require certain information to facilitate the sale of homes to prospective buyers, and to help the closing go smoothly. This page attempts to assist in this

May have multiple purposes and timing requirements, but the closing documents include:

    1. Bylaws with registered Amendments (also any Rules and Regulations, but at this time GLHA doesn't have any)

    2. Covenants

    3. Financials, Including any loans (HOA and Pumphouse)

    4. Notification of any special assessments, current or expected in the future that would require additional fees beyond the HOA fee

    5. Resale Certificate or Letter from Treasurer stating that the seller has paid their HOA dues (and Pumphouse dues if applicable). These dues will be prorated at closing so it must include the start/end dates that the dues, e.g. Jan 1-Dec 31.

    6. Williston Issues: Current status of storm water remediation. Our HOA would state that it is now a municipal utility owned and maintained by the Town of Williston. Neighborhood Watch

    7. Annual Dues: HOA or if the property is connected to the pumphouse, a combined HOA with Pumphouse
